Tear out complete

Update:

Removed:

  • The decorative stone on the fireplace
  • wet bar
  • wood beams on livingroom ceiling
  • tile in the entry, kitchen, dining, mudroom, allys bath, and laundry
  • all the carpet

All the popcorn has been scraped off the ceilings and some have been coated. Bullnose has been hung and coated. The gas line has been run inside the house for the stove. Some of the appliances have been delivered. Chris is going to restone the fireplace.

We are waiting on the kitchen cabinets. Delivery was set for Monday but has been postponed til Friday April 4.

Filed a police report.

Chris had to file a police report for a theft. Here's what happened. When I called to have the water/garbage service started I requested two garbage cans. There weren't any at the house already. The City of Edmond said their records showed there should be one can at the house already. So they only delivered one can and refused to deliver the other can until the first garbage day had passed and the garbage man could check all the numbers on all the cans in the neighborhood for our missing can. Of course he didn't find it. Then we were told that before we could get the second can we would have to file a police report on it. So, Chris filed a police report on our missing garbage can that we've never seen or had! Is that the stupidest thing you ever heard?
Still waiting on the second can.

For Sale, Like New

One double oven, microwave, trash compactor, and dishwasher. White, and in excellent condition. All of the appliances and cabinetry have been removed. The room is bare.
The garage is full. Of trash. The cabinets came down in a million pieces.
The dining room wall has been opened up. Wow, what a view!

Better View

He jumped right in with both feet. Chris removed the uppers and cut the window to the formal living/dining (whichever) from the kitchen. Wow, it really opened up the kitchen and now we can see that great view out the front of the house. We removed all of the cabinet doors as well, one of which fell and killed the glass stove top. My bad.

We saw 3 pairs of red headed woodpeckers in the front yard (the creek side). They are pretty big, bigger than a blue jay. I also saw one tiny woodpecker with some red on his head but he is definitely a different kind. I'll have to get out that bird book.

Kitchen Plans and Appliances

We went to Metro Builders Supply this week to select the appliances. We have to know the specs before we can finalize the kitchen cabinets at Ward Wood. Metro was having their annual 'one day only' sale on the 21st. We picked out the frig, dishwasher, and stove but waited to purchase them til the day of the sale. We will pick them up in a few weeks. The hood vent will probably be ordered online and we took the microwave with us.
Ward Wood is making the kitchen cabinets and we've been there a couple times to work on the cabinetry plans. They will be maple. They e-mailed us the first set of plans and we had to make a few changes. The second set of plans was pretty close. We chose a different microwave at the last minute which changed a cabinet size. Chris has changed his mind on the door style and we scratched the whole island as well as the corbel's. Hopefully today we can sign off on those and get them ordered. They are about 4 to 5 weeks out in production.
The house is total electric right now but there is gas out at the street. Chris has been getting estimates on having a gas line run from the street to the house as well as inside the house.
He's also been pricing heat pumps, which are electric, and gas furnaces. Currently the house has two heat pumps which I believe one works well and the other just works. The kitchen stove we bought is dual fuel, gas stove/electric oven, so thats the reason for the gas line being done so soon.
Chris purchased a few ridge caps for the roof and replaced them. The trees had rubbed them off in a couple of places. Other than that the roof is in excellent condition. He also cleaned out the gutters until his blower went kapooey. He'll have to finish that job some other day.
And he locked up the gate to the pasture. Seems the neighbors were grazing their horses back there and didn't know the house had sold.
The planning stage has just about come to an end. Now the real work begins.
p.s. Just wanted to add that the house is on city water and septic. The well is for the sprinkler system. Also, the propane tank is to heat the pool.

How do you spell crazy?

We ran across this house while driving through a neighborhood we really like and have driven through many times before. Turns out it was a Fannie Mae foreclosure. We closed on the house on Tuesday the 12th of February. Now the work begins. It's not a total redo, thank heavens, and it's got good bones and is on a terrific lot. Click here to view the video slideshow. Fannie Mae allows ten days from the day an offer is accepted for inspections. The inspections were completed on Jan. 28th.

General Inspection...good with minor repairs
Well and Septic.......good
Heat and Air............one unit deceased, one in stable condition
Pool.......cleanable but gross! pump in fair condition, heater deceased
Termite...................not a single one!


On your mark..... get set...... GO!
